Why private lending?
Aria Homes investment services are designed for private, accredited investors seeking a secure investment option that provides a high rate of return. Rehabbing homes and building new construction are cash hungry businesses. With lending practices the way they are, it can be difficult and cumbersome to obtain financing for multiple projects.
Solution: Private investors. We depend on private investors to supply us with the cash necessary to buy, rehab, build, and sell properties quickly. In return, we pay high interest rates for your investment while we save time, money, and the headaches of dealing with the bank. Is this a safe investment?
Absolutely. Each and every property that we purchase or build is put through a rigorous financial evaluation to determine the profitability before the project is started. We invest only in properties that can be bought at a significant discount or built with high profit margins. We are not real estate speculators and do not make investment decisions based on future appreciation. We deal only in present value terms, and increase our profit margin by buying or building each property with cash, working closely with our team of contractors, and selling the property ourselves. Where other real estate investors or companies falter, we succeed by keeping the majority of the costs in house.
As an investor, you will have a loan made to our parent company, Real Asset Investors, that is secured by the property. With that security, should anything happen to us, or if we fail to make payment, you are able to take possession of the property. One of our distinguishing factors, however, is that RAI and Aria Homes have never been late on a payment to an investor.
In the event of fire, flood, or other damage to the home, the property will be covered with an insurance policy listing your name as the mortgagee. In the event of a loss, your investment is covered by the policy, which you will receive a copy of at closing.
CAN I use my retirement account to invest money?

Establishing a self-directed IRA allows you to become our bank by accessing funds that may otherwise be tied up long-term. In return, we pay high interest rates back to your IRA to continue growing tax-deferred for your future use.
RAI and Equity Trust Company do not provide investment or tax advice. Many IRA custodians only allow investing in stocks, bonds, mutual funds and CDs. A Self-Directed IRA custodian allows those types of investments in addition to real estate, notes, private placements, tax lien certificates and much more. RAI encourages all clients to consult with their tax advisor before opening an account with any custodian.
Is this a long term investment?
Generally speaking, your investment is tied to a specific project with a timeline ranging from 3 to 12 months. We have lending programs for short term holds of three to six months. We also have longer term holds of one year and more. We allow clients to subscribe to a term that suits their particular strategy. It’s your money and it’s your choice.
